ITEM SUMMARY

To approve a real estate contract in the amount of $5,100,000 for the purchase of real property described as Lots 2 & 3, Block 1 Dal-Tex Mapleshade Addition from Summitt Realty Group LLC; and authorizing the City Manager to execute all necessary documents. Removed from agenda

BACKGROUND

Two vacant lots located on Mapleshade Lane south of the future Beacon Square development and west of the WalMart Superstore location on Coit Road have been identified for a future park site serving this area of South Central Plano. There will be approximately 1,480 housing units within a 10 minute walking distance of the proposed park site once the neighboring development is completed.

 

The two parcels are listed on the open market.  The purchase price of $5,100,000 was negotiated with the listing broker and validated by a third-party appraisal obtained by the City.

 

This item was prepared in collaboration with the Plano Parks and Recreation Department.  Staff recommends approval of this item.

 

The City is exempt from the competitive bid process for this purchase as allowed by Texas Local Government Code Chapter 252 Subchapter B Section 252.022(a)(6).

FINANCIAL SUMMARY/STRATEGIC GOALS

Funding for this item is budgeted in the 2025-26 Park Improvements CIP and Park Fee Fund.  Purchase of the property described as Lots 2 & 3, Block 1 Dal-Tex Mapleshade Addition in the total amount of $5,100,000 will leave a combined balance of $481,910 for future land acquisitions for parks, trails, and open space..

 

Approval of this item will support the City's Strategic Plan Critical Success Factor of being an Excellent, Innovative, and Accountable City Government.
