The Planning & Zoning Commission recommended approval of this zoning case by a vote of 8-0 per their Final Report in the attached Supporting Documents.
P&Z Action After the Vote
Following approval of the Zoning Case, the Commission noted that overhead doors discussed in the applicant's presentation were not shown on the associated Preliminary Site Plan. As these are required to be shown on the plan, the Commission approved the Preliminary Site Plan (7-1) with a condition that the doors are added. As a vote on the Zoning Case had been taken, the recommendation on the zoning case stood without possibility of amendment by the Commission.
Revisions to the Preliminary Site Plan have been completed in accordance with the Commission's condition, a copy of which is included in the attached Supporting Documents.
Additional Considerations for City Council
To secure the enforceability of the changes to the Preliminary Site Plan requested by the Planning & Zoning Commission, staff recommends updating Planned Development stipulations 3.e. and 3.f. to include the underlined text as follows:
e. No more than eight loading docks are allowed, as shown on PSP2025-011.
f. Loading areas are intended to provide for short-term pick-up and delivery. Onsite storage of delivery vehicles, including trailers and shipping containers, is prohibited. No delivery vehicles shall be parked outside of the designated loading areas. Loading areas and access points are limited to those shown on PSP2025-011.
The applicant is in agreement with these changes, which have been included in the draft ordinance.

A supermajority vote (3/4 or 6 of 8) by City Council is required for approval of this agenda item.
