ITEM SUMMARY

Ordinance No. 2021-5-7: To abandon all right, title and interest of the City, in and to a drainage easement on a 0.0052 acre (225 square feet) parcel of land situated in the Collin County School Land Survey, Abstract No. 153, City of Plano, Collin County, Texas, the subject parcel being a portion of that tract of land owned by Quincy Pearl Spurlin, according to the Warranty Deed recorded in Volume 647, Page 593 of the Land Records of Collin County, Texas (LRCCT), quitclaiming all right, title and interest of the City in such drainage easement to the owner of the property underlying the easement, Northbrook-Plano, LLC, to the extent of its interest; authorizing the City Manager to execute any documents deemed necessary; and providing an effective date. Adopted

BACKGROUND

Northbrook – Plano, LLC has requested the abandonment of a drainage easement situated at the North East corner of their property east of Robinson Road and south of Pine Brook Drive as part of their plans to develop a proposed single family residential subdivision.

 

This easement was dedicated to the City so that a drainage inlet could be installed on the property as part of the municipal drainage system.  Engineering staff supports the abandonment of this easement.  Alternative and existing drainage facilities for the proposed residential subdivision development will sufficiently handle expected drainage patterns at this location.  These plans are acceptable to the City of Plano for the existing inlet can be removed from service to ensure a standard front yard on a future residential lot.
