| | | | | | | | ITEM SUMMARY Public Hearing and adoption of Ordinance No. 2022-1-5 as requested in Zoning Case 2021-015 to amend the Comprehensive Zoning Ordinance of the City, Ordinance No. 2015-5-2, as heretofore amended, so as to rezone 2.9 acres of land located at the northeast corner of 15th Street and M Avenue in the City of Plano, Collin County, Texas, from Urban Residential to Planned Development-53-Urban Residential; directing a change accordingly in the official zoning map of the City; and providing a penalty clause, a repealer clause, a savings clause, a severability clause, a publication clause, and an effective date. | | | | | | | | BACKGROUND The Planning & Zoning Commission recommended approval of this item, as noted in the attachments, by a vote of 7-0 subject to the City Council finding that the establishment of the Planned Development district is required to implement Comprehensive Plan, Downtown Vision and Strategy Update, and/or Housing Trends and Strategic Plan Report. The ordinance attached includes a finding referencing these documents.
Section 12.400 (Minimum District Size) of Article 12 (Planned Development District) of the Zoning Ordinance states that no PD district may be established smaller than five acres unless the City Council makes a specific finding that the establishment of the district is required to implement the Comprehensive Plan or related study. |
